When did it start? The moment when his heart decided to betray him and be drawn towards her. When he told himself to not be distracted; not to falter... and yet he ended up doing things that he never planned. To do and to pursue.
Did it happen then? When the thugs came to terrorise the tenants and she stepped out to confront them, to stop them from harassing her father any further. He had shouted then, not just because he was already angered that his suit has been shrunk, but because his upbringing wouldn't allow him to sit silently while witnessing a thug trying to harm a woman in front of him.
It couldn't be... how could he started to fall in love with her at that time? Hong Cha-young from that time was brazen, abrasive... and somewhat appearing to be an idiot—Heck, Hong Cha-young even mispronounced his name the first time they met—so it was ridiculous for someone like that to be the kind of person that he would fall in love with!
Was it at that time? When he ended being caught in between a father-daughter heated argument thus he ended up seeing a wholly different side of Hong Cha-young that he didn't quite expect to see? To find out that there was more to be seen about this brazen girl who turned out wasn't as stupid as he initially thought.
No, that can't be. At most, his feelings towards her would have been mostly sympathy. Because by then he came to a realization that both father and daughter really loved and cared about each other. And it was a shame that the two of them couldn't be quite honest with each other due to a past incident that neither of them wouldn't have been able to undo or change. And to be frank, rather than having any deep feelings towards Cha-young at that time... the person who gave him the most impression back then was Lawyer Hong Yu-chan. Because Lawyer Hong gave off this fatherly presence to him during a time when he hasn't quite realize that he needed it most.
Because it hasn't been that long yet since his Papa has passed... and it wasn't like he had any chance to properly mourn. And then, he ended up meeting Lawyer Hong and somehow finding comfort from the old man's presence.
So if ever he had any feelings towards Hong Cha-young, it was probably because of his feelings towards his new father figure. Because Lawyer Hong was a very good man and he wished that he could do something to make the old man happy. And getting the old man's daughter to reconcile their relationship with each other would've been the best gift.
Was it because he saw her cry? Was it because they've started to work closely with each other after Lawyer Hong's death that those feeling had started to grow? Because he only started to see Hong Cha-young in a new light from then on as she decided to change her ways and oppose Wusang and Babel with him. Hong Cha-young kept showing him a lot of surprising things about herself that he wouldn't have realized earlier that she was capable of having!
Or was it... that finger flick dare? Because he DID feel something at that time... when he was trying to flick his finger onto Hong Cha-young's forehead. Cha-young had closed her eyes at the time and he had been staring at her face very closely, which made him realize that Hong Cha-young was actually an attractive woman. When she wasn't excessively annoying and rude, she could actually be so charming. And pretty. His heart had beat faster too at that moment when he tried to look back on it.
There were many times... when he had acted without thinking and doing his best to make Cha-young happy. Even without him consciously thinking about it he kept trying to find ways to help Cha-young fulfil her quest for revenge against Babel Group. And looking back at the things he'd done so far, he could no longer tell if his own motivation had purely been driven by his urgency to reclaim the Geumga Plaza ownership to himself or because he wanted to help Cha-young.
This won't do! He shouldn't have allowed himself to be distracted! He shouldn't let himself fall in love! Because falling in love... for someone like him could be a BAD thing. Because having a loved one could become a weakness. And having a weakness could be fatal to oneself! Because your enemy could use that weakness to cause harm to you as well as control you. He knew that well. Even if he himself wouldn't stoop so low as to hurt women or children to achieve his goal, he was aware of how far others like him could go in order to gain an advantage over their enemies.
So yes, to people like him... falling in love could be a bad thing. Because the people you love may come into harm because of you. And he didn't want any harm to come to Cha-young because of him.
That was why, even as his own heart continued to yearn for Hong Cha-young; he shouldn't let her become aware he harboured such feelings towards her.
Since that's the only way for him to keep her safe.

Oh, Heaven please give him mercy! He should've realised that something like this could have happened! Because why else would the seemingly good-looking couple would want to book the whole art gallery just for the two of them only? Mr Nam did mention that the two foreigners looked like a couple too, thus the reason why they tried to infiltrate the place as a couple!

He looked up towards Cha-young as he held the ring towards her.

Cha-young even had the nerve to act too coy about being proposed to before kneeling in front of him.

And he thought it'll be over once he put the proposal ring on Cha-young's finger. But then everyone in the gallery started telling him to kiss Cha-young for accepting his 'proposal'. His heart immediately started beating harder than ever!
How could... he kiss her in front of everyone? And he knew that just kissing her on the cheeks wouldn't satisfy all these people who were watching them! Yet to kiss her on the lips—Without warning, Cha-young pulled him close as their lips touched.
